I have been inundated thisnmonth with new investors and ones sitting on the fence.

new construction homes everywhere. many people waiting on the fence. once the rates drop its going to get crazy again.

I'm a fan of gated yards and higher-end security doors and will install chain link and even some wood privacy fencing if I think the house/area warrants it.  

I put it up 4 years ago and there was part of old fencing in the same place. 

(EV, fenced yard, etc)What property management system are you using?

From clogged drains and leaky faucets to ceiling fan installation, fences, painting up to small kitchen and bath remodels there isn't much we can't do.

I would side on the fence that's too far apart for portfolio or blanket lenders.

Our all in construction was $360k (If we had to do it again, we wouldn't spend the $10k to install the fence where we always do for our other investment properties.

I will have people that expect to rent my nicely renovated 4/3 3000sf with private pool, fenced yard on a lake for $100/night because they saw some other dump a couple blocks down for that price.
