If you can afford to wait for your rent, then you get more money by allowing late fees.I can tell you that finding tenants who keep properties immaculate are hard to find.So, if you look at it this way, you have a tenant who is fantastic as far as taking care of the place, and not only that, but they regularly pay late and are willingly pay a late fee that you can pocket - you might want to consider yourself blessed.

I figured I would gradually turn my properties over to a property manager, and see how that went... it was fantastic... a professional property manager spends much of their time reviewing applications / interviewing / background checking / collecting rent... they simply apply much more time/experience on the tenant "front end" than I wanted to personally apply.

@Scott Kronzek As a local here in the area, I can you tell that the Curley deal isn't fantastic as the rents you'd be getting won't be close to the 1% rule, but you can upgrade the house to push for a luxury feel, increasing the rents.
