Leave future appreciation out of the equation as you don't know what that would look like.

You have to know your numbers on both sides of that equation.

Rent minus PITI does not equate to cash flow.  

This will give you opportunity to see a very important side of the equation and probably get you in the same room with some well established investors that might be willing to help further your career. 

If there is no interest expense in the equation, you just pocket that "tenant expense".
