I already enquired with my lender about the partial lien release, and they asked me to wait for 1 year of loan completion, after which they will look into my partial lien release application.

But, because it states the sold price as 75% of listed price (I know the listed because I had enquired about it back in Feb), I'm not sure whether to believe it.

the folks I know that have the stomach for this type of investing have their own custom scoring system I have often enquired how they do it .. since 95% of the tenants will be below 600 ficoWhat they look for is habitual non payment of little things like cell phone and direct TV etc etc.what they over look and don't count is medical and eviction is out.you just need to pick the best you can... and maybe your tenant base is not that bad but in C to D in the mid west this is your tenant base. 

If you wanted to dig in further, you can find the local precinct and call to enquire about the neighborhood.

On the Oklahoma front, without enquiring as to a tenant's immigration status, we do still require proof of ID and of work.
