What's left after all that is your cash flow.Collecting cash flow to spend is an amateur play.

Second to cash in the bank is HELOC cash because you can use it however you want (you just have to see it already in an account).

Are you able to cash out refinance your property instead? 

Get on a budget, build your emergency fund, pay off all debts, save up.

Basically you can't have the yard be higher than 6 inches below the window sill (otherwise it would v difficult for people to exit out of this window in case of an emergency). 

What I mean is, some investors look strictly at cash on cash return, some look at cap rate, others just want to make sure their mortgage is covered.
