Can obviously mitigate access to the property by disabling the code if using a smart lock, but other than that, are there any advantages/disadvantages that you've seen?

I have a 2 bed 1 bath garden unit, I have this possible tenant who is interested, she makes about $3500 with disability and social services.

They provide a lot of useful information for people but primarily focused on doctors regarding all types of investing including real estate, 401Ks and 403Bs, life insurance, disability insurance, regular investing accounts and more.

You can discriminate against jerks or slobs, but if that jerk/slob thinks it was because they were a disabled, gay, POC you could be in trouble.

Do you have a disability rating?

On one document I received it states: "The individual (applicant) is mentally competent but due to age or physical infirmity is unable to manage his or her property and affairs effectively and, recognizing this disability, has requested a conservator's appointment"It also states the conservator is: "conservator of all assets of the individual's estate".What I'm wondering is do I need the conservator to also be the co-signer on the lease?

Our ultimate goal is to flip enough homes to gift a home to a disabled veteran once a year, while also padding our retirement fund.  

If you are, and checked the right box to indicate an existing reporting company, you would have noticed that all Company Applicant fields was disabled or grayed out.
