Most important thing: IF the city has no “records” of the inlaw (no NOV on it, no mention in rent board records), AND it’s not occupied, then the best thing to do is demo the kitchen right away!

Its a necessary repair...inconvenient but necessary. 3 days to do a shower that has water damage in not excessive at all...dont be shocked if its more once them demo and find more damage

Last I checked FTHB's have ability up the ying-yang to buy a home for way less than $25k down, and the down seems to next to never be the issue, it's the PAYMENT vs INCOME, the DTI, loan servicing...... $25k down does diddly-squat for that except in the handful of markets where one can buy a house for the cost of a garage in most other markets.

Mainly raw land with utilities already on site, or properties that have been vacant for 10+ years, that would be a 50/50 on demo or rehab.The other fun fact that I learned at the sale:  the tax foreclosure only wipes out the tax included in the judgement years.
