While algorithms can analyze data at scale, real estate isn’t just about numbers—it’s about nuances and the most important component of real estate is understanding its value, and that to me (maybe I am old school) but can only be done by physically visiting and walking the property.So for me, factors like local market conditions, property inspections, and borrower credibility can’t be fully captured in a formula.

Hey Nathan - this is the million dollar question.I would take a look at all of the MLS data sites (zillow, redfin ect), fb groups / marketplace, craigslist, and other marketplaces where FSBO properties are listed.

Always a cheerleader for our local market & think we face many headwind, but this is is massively overblown in my opinion and certainly there is absolutely no data that we have seen an effect from this as of yet, again if anything our suburbs inventory has gotten tighter.
