very few if any get wealthy on small 200 a month cash flows the wealth is created with your tenants paying off your property over the long term and Appreciation .

True wealth is in the equity!

Because 3.6k per year is good, but then a tenant moves out, the house sits empty for 2 months so u just lost your 3k (mortgage 1.5k, lets say)...Every 10-20 years you need a new roof, thats about 13-16k  (Although 8 years ago I dishwasher/washing machine/Ac/heater, those things break...I dont see how landlords can retire with $300 cash flow from 10-20-30 properties...I understand when people make 1k per month in cash flow, but $300, not sure how all this works...Exactly; nobody is getting wealthy or retiring off $300mnth cash-flow, for all the reasons you touched on. 

More importantly, this is my first time utilizing this strategy; in a country, culture, laws and language that is foreign to me, so if any professionals see a glaring problem with my numbers or legal or otherwise, my ears are always open to wisdom.

The only real problem I ever had was one time I got some tenants who had significant cultural differences than everyone else.

I’m in sales so I have enough control of my income which is the type of freedom that I like, but at the same time it bothers me with every sale I make I just make the executives more wealthy and they are truly the ones building the freedom. 

What I do have is relentless energy, focus, and the drive to succeed in real estate.I’m diving headfirst into multi-family and commercial real estate because I know this is where true wealth is built.

After studying the many ways of becoming wealthy, I chose to go the real estate investing route.
