In the last few years, they've made illegal:-Rent controls of any kind-Limiting of fees or screening charges-The ability of HOAs to regulate STRs or LTRs in their neighborhoodThat's just the start.

Just thank your deity that you don’t live in a rent controlled city/state.

when your in a fund U have an interest in a fund that then has interest in RE and you are once removed from an control.

It's a shared house so they have no renter's rights giving the owner huge leverage and control. 

I do agree the lack of control is a potential issue.

A savvy buyer however would not do any due diligence until they have control of the property. 

Control the humidity, mold goes away. 

It really did not have everything I was looking for AND it did not allow the control I want for my leases and rent collections.
