From what I’ve read for the NC law as well as what is written in the contract states that late payment in a violation and eviction is enforceable.

And rarely will you net as much or more from an investor than you would from  listing with an agent.Interveiw agents commissins are negotiable so negotiate those.. and these are very simple transactions so any competent attorney can reveiw the contract etc..

Still up to me to properly utilize it and get the deals contracted.

We did consider/evaluate that option, and have done multiple flips, but at those points have been under contract since New Year's Eve and carrying costs for another 2-3 months without a guaranteed sale is not the risk we want to assume.

My mother originally agreed for me to refi some money out of the equity of a house we co own but then she changed my mind after I signed the contract on the guesthouse.  

I had my lawyer look into them (as much as possible) and review their contracts.

Find a property (truly on or off market) that has enough room in the deal and get a contract on it.

I have another townhome under contract closing at the beginning of march and now I’m worried that people aren’t renting. 

So they may say 2-3% in the contract but do not be surprised if the buyer wants the seller to pay their broker as well.

I personally put them on a schedule, long term, because I do not have the time to do the work myself and contracting it out all in one shot comes with a large bill.
