Hi, I am a new investor and I'm contemplating buying a commercial property to hold.

Have you done any detailed research on land availability near Sedona, regulatory issues, builders for the type of property you are contemplating, conservative revenue forecasts based on actual comps, cost of a support network (cleaners, maintenance, etc), cost of utilities?

I have been contemplating selling my home and buying property in Tennessee where I plan to move in the next 5 years.

However, given that I’m out of state, I’m contemplating using a property manager.

With x number of hours in, and time to contemplate what life will be like with the transaction concluded, the other party is more willing to concede points, accept a less favorable outcome, and provide greater advantage to you.The other thought is to QUICKLY separate the “real” deals from the overwhelming majority of buyers, sellers, borrowers, lenders, etc who MAY do a deal IF and only if they are getting the deal of the century.  

I am contemplating buying a rental portfolio from a real estate investor in my area.

My friend, this is where I step aside,  as it’s just not something I’m going to even contemplate.  

However, I’m also contemplating learning the flipping business, either by working with a flipper or trying it myself, to generate a larger cash position.I’m open to the idea of out-of-state investing but would approach it conservatively.
