Lets say you were to sign Non-Disclosure Agreement, and then disclose the confidential information which was shared with you. 

I feel confident I know what a good deal is now, but have to admit I’m in no position to fund any portion of it.  

But I am experienced in carpentry and am confident I can fix the right property up for a profit.Debt to income ratio: is this my monthly obligations vs my monthly income?

There is a glaring conflict of interest.I also owe each side a duty of confidentiality. 

I am pretty confident I will be in this area for at least 2-3 more years.

I’m scouring the country looking for a similar case or a legal expert with experience with whether such information is "private" and members who legally obtain it can be forced to keep it secret, or whether a fundamental First Amendment right to free speech might apply, especially where an owner has never signed any confidentiality or non-disclosure agreement before or after buying in.Thanks!

That is what the due diligence of the contract is for - to determine if we can confidentially move the project forward. 

As a client, the agent has a fiduciary duty to the buyer and must protect the buyer's confidentiality and interests.

My biggest concern is that it needs a new kitchen in order for me to feel confident I could rent it for enough that we would have a positive cash flow.
