Your situation is a little more complex than most people and I highly suggest you consult an attorney. 

Anyone can buy a stable senior income fund like FLBL with the click of a mouse and no liquidity or complexity issues. 

We also own an accounting/payroll firm and have a lot of MHPs, residential communities and apartment complexes as clients and have seen this happen a few times. 

This sounds complex, and if the conclusion you're coming to is mortgage fraud, I would not recommend it. 

I'd be surprised if the complex doesn't have individually metered units so you may be able to eliminate the utility expenses unless those are for common areas like walk ways, parking lot or laundry.

That would almost always be from the same lender who has a 1st AND 2nd on the property and they are just fed up with the owner and are taking the opportunity to get out of a bad situation entirely.Sorry, it's complex enough that it isn't a 15 minute class.

The town is encouraging home ownership, so buying a condo/single, living in it for a year plus and then renting out works fine here (what I did), whilst house hacking a multi is more complex.

I read an article I thought articulated this very well, we are seeing the collapse of a very complex system and this the fruit.  

I really would want to stay away from any office properties in depressed or even semi-depressed neighborhoods, especially large ones (like a 13 unit complex).
