What I am saying is that you dont need central, you need a big window unit with heater/air conditioner.

Has saved many times when tenants leave the air conditioner after they leave and have used it when vacant in the winters to control heat during times when I need to ensure the pipes don't freeze.

For example a 30 year old air conditioner could fail on the first hot day in summer.

If you need an air conditioner repaired or a roof replaced, a PM will tack on 10-20% of the cost of the repair .. just for making the phone call. 

When was the last time you called your bank when your toilet clogged or your air conditioner went out?

Halfway through the electrical job, someone broke in and stole the electrical wiring and the copper in the Air conditioner.

On physical inspection all of the electrical panel had been stolen, all the wires cut out of the attic, water heater, and air conditioner as well. 

The son sent me a text the other day and said that when he turns on his air conditioner, the electricity goes out in the kitchen.  

The air conditioner condenser unit has been installed outside right under the electrical panel.
