I also passed on regular 1031 exchanges because you’re either transacting in an up market, where you often settle for lesser properties so you can complete your exchange, or you’re selling in a down market where your initial sale is compromised.

Keep one thing in mind @Kyle Doneyif this is a contractor you have a good relationship with you may want to come to some compromise if you are asking them to do business in a city where they don't normally work.
