Have you used the Enemy Method to view comparison?

You may be shocked to find just how NOT all that "up north" we are in comparison to other major cities/markets that are even further up north.

The appraisal came in at 640k, the comps they used were out of the area, in much better areas, much better condition and really no comparison at all.

The skiing pales in comparison to Colorado or the Sierra Nevada of course, but I still thought it was pretty great as a kid growing up in the midwest 😃

And I personally believe both have their pros and cons and neither is the 100% superior to the other (and I like having both in my portfolio).Having said that, there are some issues/problems with your comparison. 

This is in comparison to a rental where the government is not your co-signor.

Keeping the increase reasonable and communicating openly can help maintain a good relationship while still addressing the rent gap over time, just be honest with them and maybe present some comparisons.

Now I know this isn't an apples-to-apples comparison but to me I would seem to think that Class A properties would have a lower cap than a C+ value add property.

And were there any key numbers or ratios you could use across offerings to give you a quick comparison of the different deals?
