@Matthew Giblin you're highly unlikely to succeed if you spread yourself over 4 markets.Recommend you do more research and just pick one of the 4 markets.Then do a trial run and see how it goes. 

I did the 7 day trial with Renatus and it's very organized information but it's very pricey for their premium package.

But it will likely take you A LOT of trial and error and multiple email threads with their team to get everything set up the way you want.

You could read 100 books and still need to learn more because certain things must be learned through trial and error.

I like your idea of doing a 1 year trial with the PM (you've already done most of the hard work finding new tenants and coordinating repairs). 

The big difference is there is no 100 night free trial offer.

Other seem to want to hang the guy without a trial.

I suspect discovery is over trial was set  verdict was rendered and monies have been frozen. well maybe not :) maybe saber rattler letters were sent  maybe the first ones who are really upset and their lawyers determined that there was grounds to sue have maybe filed by now..
