@Sean MacDonaldI think you summed it up in your observation of your clients, it's very typical here in the valley that the number of transactions will decline right before an election and then those buyers just like your clients will get back in and the number of transactions will pick back up in the months following the election.

Cash flowing at 5% down was possible about 3 years ago—but that ship may have since sailed.Now, you’re left with two options: you can either pony up more cash per deal, or you can potentially look out of state for markets with more favorable rent-to-price ratios.Or…you can wait for rates to decline, but I don’t know how much a 100 or 150 basis point rate cut in the next year will really move the needle.That said, some firms (usually new construction companies, turnkey providers, etc.) will enter into forward commitments with lenders at institutional rates and then pass cost interest rate savings onto end buyers to entice them to purchase a property.

He told investor to invest at ground up dev. while cap rate is below SOFR/interest rateb) His project is like 75% LTV with 7.5% fixed and purchase at 3%-ish rate LOLc) well at least he's not using floating, but still, asking LP to invest at ground up dev is crazyD) you only one chart to understand CRE, buy only when everything is streamline, buy when cap is declining after period of stabilizaiton , buy when fed rate going down or stable.
