These risks can happen to anybody no matter the type of investment they make like your investment house can blow up and insurance doesn't accept your claim, you could get hit by a bus, and boom no money, and so on. 

With Phoenix, I’ve got my finger on the pulse of neighborhoods where you can still snag undervalued properties and ride the wave as the city keeps booming.

Boom 4 units laters, I feel like the wheels are finally turning for me!! 

Boom we got our 125k back lost our attorneys fees and the sale was unwound. about 150 parcels sold that year in that county and everyone of them could have been over turned but everyone who lost a property would have had to bring their own litigation.  

I've been incredibly lucky with tenants, turnover, properties, appreciation, connections etc.That said I do occasionally find myself wondering, what if....If I had bought in Florida or Texas or a booming college town. 

As far as office I remain intrigued by it, also at least in our area condos have been brutally hit and I think offer a “deal” without quite the downsides to office, I tend to think office/retail in suburban and even pandemic boom markets (I’ve started investing on the eastern shore of Md and have considered some office deals there) offers the best risk/reward of office because you have a population boom coupled with ultimately still a low supply of office space, where as urban areas have lost population and have a huge glut of supply, I think the ultimate fate of a lot of urban office trends towards zero/land value. 

Columbus is an absolute goldmine right now - it's got robust job growth, a booming tech and university scene, and consistent strong rental demand. 

And while S Monica is getting worst my area, called Silycon Beach is booming...I see this a great deal for me.  

Overall great macroeconomics great for investment - there's the booming tech scene, rapid growth in population and the job market, strong rental demand, and landlord-friendly laws.
