I had another local realtor tell me it might be worth a shot at least trying to fill it as an MTR for the first 3 months of 2025 as I don't owe my first mortgage payment on my new home purchase until March 1st of 2025.

I think this is your moment, friends in the multifamily space, and that if you let it pass, you might not get better terms.It can, and, I believe, will, get WAY worse for borrowers in the multifamily and CRE spaces.  4 months later and the underlying points were right on, the 10 year shot up higher than you probably thought though. 

As "proof" that they are legit, they sent me a copy of a DE vorp good standing screen shot and a fake HUD statement showing $1.2 million on a property that was sold for $200k three years ago.

You're gonna look like even more of a fool when I post the screen shots to the contrary. 

I haven't found a good deal on the KitchenAid unit that is the standard but at $90, this might be worth a shot.

I knew if you kept looking a landlord would be willing to give you a shot....probably with some guidance.

I even took a screen shot of it somewhere.

Our insurance here in Mississippi has shot up recently and is killing a lot of cash flow, at least here in the South. 

OH gosh over the years I have had all sorts of weirdos take pot shots at me. 

Makes an amazing shot of espresso, and pretty much idiot proof so long as you have your cleaner stay on top of the cleaning and maintenance.
