i would like to insulate myself as well as the seller from any risk. sometimes i will working with another home stager and only supplying the artwork. either way, it would behoove me to have this covered from my end, hopefully nominally as far as price point, to make for a smooth and happy transaction for everyone. i'm trying to build a template which can be utilized for the broad brush strokes of this type of business. are there any other questions i should be asking?

Something always comes up.Short term rentals can be great for cash flow, but there are some things to think about: Does your area have a market for it; do your local laws allow it; the cost to furnish it (you mentioned your parents would be willing to help, but this is a very large up front cost with furniture, artwork, sheets, silverware/dishware, etc.); your availability (meeting with tenants, exchanging keys, cleaning and maintenance after each stay).

So in my example, I thank them for complimenting my artwork (you never know who will become a buyer), or asking me about real estate (again, you never know who might buy)...and then ask them about what they do.

Stored away, I've got 10-20 #1 Pitts, Spawns, a few Spider-Man etc...Probably worth a decent amount, but it was more fun for me and I enjoyed collecting for the art work than a serious money making strategy.
