They don't care about doing the right thing they care about hooking, selling and maintaining appearances just long enough to win business. 

.,) relative to all other applicants, but after showing them the property you have the distinct sense they'll be a difficult, high maintenance/game-the-system/treat-your-property-poorly tenant.Essentially: how do you stay on the right side of the law rejecting a tenant that appears to be the best applicant on paper, but to whom you don't want to rent based on unpleasant personal interactions or impressions that they would likely take poor care of your property?

I know her prediction doesn't state today, but for activity to jump in February and then again in May to June that doesn't appear to be in a common volume trend of a "normal" year if that exists anymore!

I'm not too hung up on this, because the margins still appear very attractive (from what the agent speculated ARV). my hesitancy stems from a lack of experience and direct steps/plan of action to take on a property I like. 

I see a lot of people buying class D rentals seeing it appears to cashflow then have one tenant stop paying and destroy the place to bankrupt themI do not want that to happen to you, so this is why I gave the options I did.

@Shawn SheedyIf I understand you correctly it appears you are expecting a property owner to subsidize your rent at a below market rate....which in essence means you'd be digging in their pockets, not the other way around as you have accused.I don't see how the effort to enact laws after the fact changes your current situation.

Often the hard money lenders that appear to offer the best leverage actually require more cash when looking at the entire picture.
