@Ike Okwerekwu Recommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

Anytime there are hurricanes predicted to hit a state in the area you are closing or fires, all lenders will pause funding/closing.

This sounds like Section 8/Voucher tenants, is that accurate?

It should be pretty accurate - high level data sites are not always going to be perfect, but should always be directionally correct and AirDNA has a pretty strong track record. 

I predict interest rates come down, and perhaps housing prices in certain areas but not in most areas.

An Excel file or other detailed record-keeping system would okay, as long as it accurately tracks your hours spent on real estate activities.

@Ryan Fox - It's pretty unpredictable in my opinion, but I'm sure there are people way smarter than me that can better see/predict what's coming down the pike.  

I believe it to be very accurate assessment based on my personal experinces
