It actually sounds like they were trying to address how a recent wave of inexperienced investors are trying to do novations.

Definitely seeing the wave of DIY hosts waning a bit now that competition is increasing. 

Really important to do the market research, check for liens, and get eyes on it before waving that paddle at an auction. 

IMO your safety from an investor standpoint comes with building a large portfolio.If you can keep it "under the same roof" even better.Less people to speak with and less drama with logistics and correspondence.The bigger the portfolio, the safer and the better ROI will be long term.Our most unsatisfied investors are the one's that own 1-2 properties and get pissed off with me and my company if they go vacant.Unfortunately, turnkey providers aren't magicians or God and can't wave a magic wand and turn 2 properties into 10 over night lolFolks that own 7-8 or 10+ properties with us aren't bothered if 1 or 2 are vacant, as the others are still performing and cover any losses on those that aren't.Thanks and much success

Do you worry about crashing waves tearing your life apart?

I moved in back in March and everything was fine until the heat wave hit in June (I’m in northern Alabama).

However, maintenance needs tend to come in waves so i was really noticing it when i had a bunch of maintenance issues, whereas the past couple months have been slower on that side (knock on wood).They handle 10 units for me 

During this heat wave the temperature on 2nd floor has been in the upper 70s and even hit 80.

You can have this waved, but you need to be transparent with your leadership.

Main factors were: Tourism growth, city growth (businesses and residents flooding to Nashville) - will ride the appreciation wave long term as the city rapidly grows and expands, and year round tourism - less seasonality.
