If you really don't value your agent's ability and think you can do it better, it's likely best that you 1) interview more to find one that you do trust, 2) go through the listing agent, directly, if you're that comfortable with handling your side on your own, or 3) maybe get your license so you can control your side of negotiations with the proper tools needed (MLS access with agent info, showings, contracts, tax records, uploaded listing docs like surveys, disclosures, broker assistance for questions, etc.).

Because he/she will know the process of buying / selling properties so they can be better suited to ask you the right questions.For example, since I acquired properties in the past, I know the ask clients if they got a home inspection/appraisal / survey prior to closing on the property.

@Peri Reischel I think some key topics to touch on is that we have the highest bankruptcy rate since 2008 there's a new survey out that says 26 percent of Americans are paying 50% of their income for rent.

Before contracting on the lot, you should check with the local municipality to verify building requirements, current code requirements, list of required documents, surveys, soil tests, engineered plans, etc.Once you have identified your lot and finalized your estimate its time to build.You or your GC will get the permits.For the final build, there are 2 ways to build, as either a cost plus, or fixed price project.Hope this helps, let me know if you have additional questions.

Order a boundary survey from a registered surveyor showing the existing house and if you are making changes such as adding to the existing structure you will need to provide the addition and or deck changes on the survey as well.
