I make sure they're well insulated, have replacement windows, spend more on nice flooring that looks great (plank style / wood-look porcelain tile, hardwood or click-together LVT planks, not peel-and-stick squares). 

I know all to well what those breakdowns are like with all these extensions but it sounds like you guys are almost out of the woods and that's great to hear.

Perhaps refinish existing wood floors rather than install new LVP to save money.

I actually like the cabinets from way back that were solid wood.

That said, I have never received a charge back...knocking on wood here.

The house is also furnished with a solid wood no spring couch, and a solid wood round dining table, and a king sized bedroom set in the master.
