Our plan was to rent it for 3-7 years, and then sell it, before a roof, HVAC, plumbing, or even much flooring was in need of replacement. 

Maybe $8500 if I have to replace the appliances.

(And I would tell you to not buy a property that doesn't cash flow unless you have significant resources behind you that could absorb anything that could come at you - like replacing a $5,000 AC one month followed by replacing a $1,000 hot water heater the next).   

Let the tenant vacate, and you have one month to find a replacement before you incur any losses.

Sewer line backup, ordinance & law, and replacement cost coverage are coverages I include. 

Do a 1031 exchange and buy two replacement properties - one for $250K cash and one for $250K using the remaining $50K of proceeds as your down payment.Once this is done your 1031 is complete. 

Pilsen is filling in and replacing buildings north of cermak.  

Washer dryer, maybe if I could fine nice looking ones.Depending on the quality of the rental property, I would look at nice used replacements for a range if the house was just in service and between tenants.

Here are some of its vitals:- Zestimate: $345K (I know this is typically 10% or so high)- Last Sold: 8/2021 for $281K- Roughly 1400 sqft- Some cosmetic work needed- $25K left on solar loan- The home was build in 2004 and it looks like it has the original AC unit, so I am assuming that needs to be replaced too. - 2 story house with very small rooms and and 2 steps down, imminently as you enter the front door.- Gated community and in a reasonable HOA. - The home is 2 payments behind and already got a letter from the lender about future foreclose.

I’d be very careful about who you replace this tenant with.
