We are looking for an apartment or house to rent that is handicapped accessible including a roll in 5x5 shower.

I am interested in purchasing a handicap accessible rental.

It can be a great niche, and the worst case scenario is to lease to someone that doesn't need the handicap accessibility but it still fits their needs. 

There are handicapped services that can help people live more normally (if they reach out to them).

I am a little handicapped because I have never used an FHA to purchase investment property, but I think there is some limitation around how many and how often you can get an FHA loan. 

My question is, is it worth rehabbing to get it up to code to attract handicapped buyers?

Experience is the best teacher, but you don't want to learn the expensive lesson on your first deal, which would handicap you.I can sit here and type out pages and pages of this stuff, but nah....

Hi BP,I own a duplex and had a tenant reach out about taking down a handicap ramp in the backyard and adding stairs for more yard room. 

As an example, first we called people mentally retarded and that became a negative so we changed to mentally handicapped and that then became negative so now we switch to handy capable or some other name which will eventually take on the same negative connotation.
