Basically, pound the pavement and pick up the phone.And, just to be blunt - we are not in a cash flow market right now unless you use some kind of creative strategy.  

If you just bought your first rental and are looking to negotiate the PM agreement, yeah that's not going to happen, they'll tell you to pound sand in that situation.
