@Daron Williams before you try and sell your lot you need to know that you may have to wait 2 years before getting a title policy. 

These platforms typically have billing policies where you pay a per unit fee per month to the software and you get regular updates and support each month.There are a number of low-cost platforms available that are able to offer you a lower price by passing along some of the costs to your tenants (payment processing fees, applications, tenant screening, etc).

New occupants will be coming soon, but in a 3 family, i have set of excellent student tenants that renewed.That said, many landlord insurance policies have exclusions for students, so I am trying to gather info on updating a policy to consider the fact that the building is only going to be 33% student occupied.  

If a person has RCV or ACV policy makes a huge difference, than question of what coverage level people had and if they had policy add-on's that cover cost over-runs and all that fun stuff, not to mention contents. 

I serve on committees when able, and generally be understanding that a program aligned with our federal HUD is going to have it's inefficiencies.

I got a new insurance policy at a higher rate.

On a per-owner basis the policies will change for occupants over the age of 18. 

I don't think any insurance carriers will give you a new policy these days if there is active K&T. 

It is also possible that either the folks in charge of the station, or the prosecutor have set a policy of not wanting to pursue non violent crimes, or even not paying attention to crimes against folks who are not local residents. 

Tell them your policy and they can either abide by it or move out.
