I love Portland and got the same impression about Lawrenceville having a similar feel via online reading and photos...hope to hear how it's going! 

All digital photos should be edited so having a good knowledge of software editing tools like Photoshop and Lightroom are necessary for editing as well as creating HDR ( high dynamic range) photos.

On an average home, a realtor will cost you more than one year of mortgage; you will basically hand over one year of savings to a realtor for having hustled a listing from you and posted a few photoshopped pics on the MLS.

Those photos are real and not photoshopped, right? 

Or God forbid do I need to sit down with photoshop and make the map myself?

Also, photoshop makes great POF letters in minutes for any amount needed.

I'm not advanced enough with computers and photo shop type stuff, but it would be hard to reproduce a report deleting bad information.I doubt too the seller is actually doing his own docs, I've done it many times, but it's not good practice for a seller to document his own file, write the note and terms, it's better to have a third party involved (Realtor/Broker/Attorney) keeping the seller on his side of the fence, at arm's length in the deal.

Do some photoshopping, remove the background, and you have a "real signature".

A good scanner/printer and photoshop and you can duplicate anything.

In many cases a digital signature is not always legally binding, and can be fought in court by claims of "they photoshopped my signature on there from some other document I digitally signed".
