My true goal is to earn enough cash flow to 1) cover my necessities and general living expenses and 2) replace my W2 (I have the approximate numbers for these goals based on my own personal ambitions.)Based on your comment, it sounds like I should strive to own high quality real estate in medium-high barrier to entry (read desirable, appreciating, etc.) neighborhoods.

hot tubs in that area i would not imagine are THAT big of a necessity. they are going to be more of a non-negotiable in mountainous/woodsy/lakes regions, like in the smokies you really need to have one... however, the maintenance and headaches are notable when you have a hot tub at a STR. really only do it if you absolutely have to. when you ran the #s with that software, i wonder if the properties that do have hot tubs, also had other amenities that were driving the ADR up, and that's what you were seeing. know what i mean?

If I were of the mindset that I buy with higher debt terms for the sake of quicker pay off and realize higher cash flow later, it would not be a business and I would likely still be working a job.Many of the posters here are already financially free, but either chose to continue to invest, continue to work, or a combination of both, but not a necessity.
