What is the best option for a landlord policy for someone who owns multiple rental properties(AZ and CA) and has no primary home or an auto? 

This is how banks verify property owners maintain insurance.

Mostly due to the fact my spouse and I agreed on her to have zero involvment in any sort of RE investing (and its our home) I think once you have a good 6-12 months of reserve cash (operating expenses for your own life saved as a back up incase things go bad) save enough liquidity to get the ball rolling on your first invesment.

There are properties people, just put in the work. 

At 3 years none of the costly items have hit their end of life.  

I'm thinking about buying a property in NC.

Are you already working in property management?

Your investment property - This you could do a 1031 exchange on and buy another property you intend to use for investment. 

@Kevin Connauton, I agree with you that although Pad Split is a great choice for getting the rooms filled, they don't cover all your bases in terms of property management.
