Real estate investing is a business in its own right, which stimulates you to develop a whole range of business and personal skills like planning, project management, communication, admin, self-discipline, action orientation, etc.

This whole $200/mo cash flow nonsense is just by sheer luck people bought 10 years ago+ when we came off a recession + higher renter demand + rate policy to stimulate economy.

But if they are truly confident in your success and the value of their course, I would imagine they would WANT to invest in your deals, introduce you to known LPs within their circle, and even co-sign loans (if and when needed).  

How do the tax benefits the syndication provides LPs impact the return? 

Will the mentor introduce you to LPs and vouch for you within those connections?

So, yes, there are REITs and even private LPs that do not have personal guarantees on their loans, but when you are starting out: on a commercial loan you will very likely have a personal guarantee on the loan for all performance of the loan.
