Buy where taxes are low on rental properties, populations are growing, economies are growing, and there are at least two of the following: Gov spend, Major healthcare, transportation hubs, universities, sports teams, industry concentration, tourism, manufacturing.

With the new/larger Valley Hospital in Paramus and several travel nurse postings around there, it seems like that may attract some potential renters to the area (at least from a healthcare perspective). 

My experience is dealing with all the American and Canadian students at the health care related schools there.

The 2nd unit needed some renovations which I have nearly finished and I hoped to rent out it out as a MTR to traveling healthcare workers.

The two main reasons, I believe, are affordability and the healthcare base.

On top of that, I want to work with hospitals/relocation specialists who find housing for traveling healthcare professionals.
