They're in GA, FL, and TX. 

You can probably just Google how many pre-licensing hours and education you need for your state in Georgia but I bet its around 20-30!

Georgia, a state not mentioned, offers a 20% penalty so if the encumbered deed is redeemed after 1st month your effective rate of return is 240%!

But still, I have never seen anything like it in FL, Carolinas, Georgia.....

At 33 in north west Georgia I’m starting to feel like I missed the boat but I’m ditching this pity party and pushing forward for my first multi family deal or any deal for that matter. 

In ga, you need to have 3 years with your salespersons license before you can take the test to become a broker.
