Concern: LA’s landlord laws, headaches from self managing, a good deal may still have tenants occupying it, if I ever leave it's an alligator so it costs more than the income it makes3️⃣ Out-of-State Rental – Get skin in the game sooner by buying a cash-flowing property elsewhere.

The fact that you evaluated whether to sell or do a cash-out refi shows you’re playing a long game and keeping your options open.

The long game is definitely where it's at! 

If they can't do that, keep shopping.This may require digging up the foundation, sealing it from the outside, and installing a french drain to keep water away from the walls.
