1031 exchanges have been interesting to me, although, outside of a DST, they still require active management.I received an invitation from a well regarded real estate developer to 1031 exchange into an acquisition they are doing. 

Then we also invite it into our homes through the plumbing and have to manage it there as well.

I truly appreciate the invitation to the REI meet-up at Bay State Brewery this Wednesday.

Plus if you are worried about the seller damaging the place, then inviting contractors in to do work is asking for trouble...redoing the roof immediately after closing is completely doable.
