In my personal opinion, I think the return of 100% bonus (or at least expanding 179 a bit) is somewhat likely with the new administration, so it might be worth it to you to hold off on doing anything until things look a little bit more concrete.

I use my house hacks in Los Angeles as a vehicle to expand the portfolio.

We currently use Hospitable for 12 properties, and it's working fine, no major issues, and I know they've been expanding with new features.

Sounds like you put in a ton of work to maximize the value, and that basement addition was a smart move.I noticed you mentioned the NYC luxury tax and some of the rental pricing challenges—have you considered expanding your portfolio in markets where you don’t have to deal with those kinds of headaches?

Just closed one in my IRA to kickoff 2025 and looking to expand that market.

Eventually, I am looking to possibly expand to larger commercial properties with 5+ units. 

My thinking is that there is always room to grow and learn and expand my network.

Hello,I am a real estate investor located to Southeast MA, I own and manage a small portfolio of 23 units and am looking to expand and scale out of state as the returns and market have been quite difficult in my area: due to CAP Rates, specific building class I am looking to invest in, and rising interest rates/minimal inventory, as well as it would be nicer to be diversified and in a more landlord friendly state.  

I currently own a 4-unit in Allentown which has done quite well for me and looking to expand my portfolio throughout LVH.
