Look at median household incomes, look at market economy base and diversification, look at what's being done to protect and grow economic performance, just run the #'s and the message should be crystal clear. 

If that's the case, check out some of the economic data about what cities have strong job and population growth.

With the instability of the current economic situation I see a lot of opportunity.

For me, it's about practicing Cooperative Group Economics: It's not about me maximizing my profit, by rather about me maximizing the benefit to my community.

Next, I'd start looking for a market that will fit your needs & do some research on the market's economic divers / population rates & other things pushing the market to grow & take a trip out there to get a lay of the land.

I am not familiar with Horn Lake and the economic conditions you mentioned as a CON, but if you already have those concerns, on top of a large rehab, which typically don't shrink as you get started, and being OOS and needing a PM team, you may want to consider other options as you get started.
