Most lenders I know that lend on projections just go off AirDNA cut and dry.Are you using the premium version of AirDNA that allows your to see the comps or just going off the generated numberIf there are no lakefront comps, I am afraid you will be sort of winging it.

I think if you leverage 70% of it you’re going to seriously cut into your cash flow and personally if I was going to have $7M in debt I’d prefer it to be spread over several projects built slowly.

in cash flow would cut it for me. i'd want enough to cover the mtg, but also R&M and a little for vacancy. if i can't do that plus have a little actual "cash flow" left over.... i'm still here :) if that's any indication.
