My name is Jaedon Carlisle.I am a new investor looking for 4-plexes and small commerical units.I currently reside in Redding as well and I would be very interested in meetups or any existing groups.As mentioned above, I have noticed very little inventory and the inventory that exists seems to be very expesnive relative to what I believe constitutes a good deal (at least in my inexperienced view).I am 26 and looking to make this my career.

The 4-plex may be viable if zoning allows it but building another single family is probably not the move.

Live-in-flip a four plex- live in one unit while you rent the others and benefit from the other 3 units paying a large chunk if not all of the mortgage.

If your starting with one 6 plex and plan to keep long term.

That isn't written somewhere specifically that way, but your lender will ask why you would move your primary from (for example) a 2,000 SF SFR to a 750 SF unit in a four plex? 

I myself don't give my opinion about land investing (even though I own land) or large multifamily investing (because I've never owned a multifamily larger than a 12-plex) or commercial real estate or mobile home parks or luxury short-term rentals (even though I own all of those).

People still think it's a junky casino town which is just not the case anymore. 

Casino does not reimburse when a person looses.
