And please consult an attorney before doing anything like that - I am not one and that would be inserting something into the title so it's an irrevocable act and you should fully understand the consequences of it before doing so.Similarly people sometimes get a notarized memorandum of agreement in addition to the P&S, that they record after they get something under contract, but getting that notarized is a bit more awkward than just signing a P&S at the kitchen table.

I have a tenant that has gone to jail and realistically may end up in prison.Her boyfriend brought me a notarized “Power of Attorney “  stating he wanted to enter her apartment to get some items out.From my understanding a POA is usually either MEDICALLY OR FINANCIALLY based.Am I legally bound to let him enter?

I'm guessing that lender hasn't done a lot of investor loans (or that this will be your primary residence).Most lenders will not go for it, but something you can technically do and it still be a GSE 30YF on an investment property is secure the borrowed funds by another property with a notarized/recorded/etc note and deed of trust.

I got a Cease and desist letter from the state within 10 days and had to sign a notarized statement that I had never done a loan in NV as i am not licensed there.. being NMLS licensed personally I am easy to track of course.My thought is NV maybe one of those states that is aggressive with enforcing the laws of the land.. at least as it relates to the mortgage industry.. and of course you see many scammers with a NV address.. all anyone has to do is file one complaint and those folks are shut down.

Make sure if you follow through to get the lien released from the property that you have a notarized release of lien and submit it to the county so that it is on public record.
