It's away from the Casinos and is not nearly as distressed as most of AC.

I'd much rather go to the casino and play craps because I can only lose what is in my wallet.

Listening to Brandon's Podcast here makes me think that i need to buy a property that is falling into a sinkhole and covered in black mold and then get my "Justice League" of contractors to fix it up before I can make a profit off of it (using the BRRR strategy).I desperately want to jump off the high dive into real estate investing but Im deterred because I dont want to buy a property with more cigarette smoke damage than a 1950s casino.

Are you getting 1 year leases there from casino workers or other industry? 

One of our tenants is a guard at a nearby casino and has always paid his rent with 100 dollar bills.

Only 1.5 miles from the Las Vegas strip, near MGM casino. 

The new casino is already in financial trouble and will (IMO) fail within the next few years.

Luckily the realtor tried to show the $1200/mo Hoa as a benefit as I would have “full use of the casino amenities...” less than 5 years later I didn’t buy the equivalent condo for $200k. 

Housing in such a demand as construction of new casinos ($7B), and Raiders $1.9B stadium, will extend growth through 2020.
