I've seen people create a new LLC per property, or per $X of equity, or after $Y of income since the $800 increases once you have higher amounts of income in the LLC, or any number of other arrangements (i.e., put all your best properties in 1 LLC and worst ones in another, or conversely, only put 1 good property in each LLC with 1 bad property).

I've only seen front door cam footage and this dog does not look like a service dog (perhaps emotional support)- as I used to work with dogs and service dogs are highly trained and responsive.

They often do not even know what the home could rent for if x, y z was done to the property and they have no rental projections uploaded into the MLS.

I always encourage them to house hack, or at the very least move into the property they're buying if it's SFH to get a lower interest rate and lower down payment. 9 times out of 10 I get the response of "I can't do that for X Y Z reason" Which always can be boiled down to some version of "I like my current lifestyle, I don't want to change my status quo."
