I watched a documentary called "the patent scam" - these poor mid-large companies are dealing with cut throat attorneys that know how to work the system causing them to pay millions in legal fees or settle.

I know of a realtor or two who will informally watch over a client's house and at least one house-cleaner who would clean between stays, but that's about all I have.  

If you aren't in a position to invest in a wholesaling coaching program right now, I'd recommend searching Youtube for free guidance.

A really good episode of the Bigger Pockets Podcast on YouTube recently features an investor specializing in mobile homes. 

I would suggest watching some youtube videos, come up with your own variation of someone elses script and practice it until it sounds natural.
