A woman with great history could be dating a guy with a felony conviction, no credit score, and bad Landlord references.

It sounds like this woman needs help - you could consider calling the authorities, but not sure you want to get in too deep into this situation. 

The fourth, a woman, I think would be very good, but the fifth is Ann, and I don't think Mary has the experience, energy, or drive that Ann has.

The disturbance lead to one of the tenants actually going to jail for the night (the woman).

I happen to work for a university, and when trying to find roommates I posted my rooms on the off campus housing site (but I only reached out to grad level students, faculty, and staff, I didn't necessarily want to live with undergrads as a 27 yo woman).

@Brent Coombs -  I should have said "I would have to be a fool and a jerk"  She is a good tenant and a nice woman with three kids.  

I think a single woman would be afraid to commit for a whole year.

Kevin in that situation I would just say she's busy with such and such, or couldn't make it, and not worry about it beyond that.Reminds me that a long time ago my friend ended up dating the woman who was his landlord.
