If you're in default and the lease agreement goes away, the tenant is now a month to month tenant with probably more rights than had the lease stayed intact.eye wash is ok if you get them to beleive it, but be careful what you say or wish for.....LOL

Understand that insurance is designed to insure catastrophe, but has evolved to the point that we expect to be insured for leaky faucets (ok, I'm over exaggerating here)The question to ask yourself is: would I have to put in a claim to replace damage caused by a falling tree or a broken washing machine hose if the damage was, say, $2500.

That's why I figure +$50/mo. or $600/yr is a wash (at best) if I have to re-paint.Plus I always consider the risk of the unknown with a new tenant - that's my bird in the hand argument.
