Not only was he over on our contracted timeline (which include penalties) but he left me with a TON or extra work, double payments and extra expenses that I was not aware of.I want to recoup my extra expenses, lost rent and penalties and am not sure what steps are next to reporting this guy.Where are the best places to report him, other than his bonds, State Licences Board, BBB, so he doesn't do this again to anyone else...Does anyone have a contract/real estate attorney recommendation?

You can have a one bedroom house with 12 bathrooms, you're still only going to have 2 people crapping and showering in those 12 bathrooms and washing their clothes in that laundry room.

But if you walked on the lot, and a salesman brought you a cup of coffee, had you're car washed while you were looking around, followed you around like a puppy, while constantly fact dumping, while tossing in little polite, considerate questions about your family, you would have a far easier time telling him bluntly "nope... no 350z, I have 6 kids so we should look at the minivans...."

I needed to caulk, trim paint and the biggest thing was pressure washing the rear deck because the previous tenant had potted plants on it for 4 years... a bit of a pain because it's a very humid environment down here so wood rot is prevalent.

When looking at the deferred maintenance before purchasing, we had calculated a lot of the big ticket items (like insulation in attic, power washing repointing brick cracks, etc.) and we had even included things we could see like missing doors.

The kicker was he said they were good after I fixed them, never knowing if I ever did as I know for a fact he never showed up to the property to confirm.
